1. Why Get Prequalified for Your Loan Prior to Making an Offer? It shows the seller that you are a capable party to the transaction. It also keeps you from shopping beyond your means. Make sure your lender is a reputable local lender that can be reached in the event the prequalification letter needs to be verified, which they often do. 
 
2. Why Consult With Your Realty Concepts Agent Before Getting Prequalified? Your agent can refer you to a lender that is reputable and known for delivering as promised with no extra fess and hassles. That teamwork can make your transaction smooth and pleasant. 
 
3. Why Use a Local Title Company? Service and value are the reasons. Many REO asset managers open escrow with their favorite company, even if its 200 miles away from the transaction. With a local company that wants to get future business from you, you can bet the service and the value will be great. As the buyer on an REO you can make the choice of title and escrow companies. The other benefit is it keeps your money local and creates more local jobs.  
 
4. Why Is a Home Inspection so Important? It is important to know what you are buying and its condition. A home inspector can tell you about the components of your home including the structural, electrical, plumbing, appliances and many other items. For an average cost of $200-$300 it is a great value.

Tip 1: Keep tree branches off the roof. Not only does it prolong the life of your roof, it will keep many pests and critters off your roof and out of your attic. 
 
Tip 2: Keep your roof valleys and your gutters free of debris. This will allow for an efficient run off of rain water. Backed up water can lead to structural damage. 
 
Tip 3: Keep the soil at an appropriate level against your home. If it gets too high against the foundation it can lead to termite and other structural damage. A shovel, rake and a cool glass of water is usually all that’s needed to correct this problem. 
 
Tip 4: Adjust your sprinklers so they don’t hit your home and your fence. That extra water will cause premature deterioration. 
 
Tips 5: Don’t store firewood against the house. You might be inviting termites and other critters to your home.
